In most cases, Commercial leases / business tenancy renewal processes are governed by statute law (Landlord & Tenant Act 1954 & subsequent amendments) and it is crucial that both Landlords & Tenants are aware of their statutory rights where applicable. Q: What is an “FR&I” lease and are there any guidelines both a landlord / tenant should follow?

FRI - Full Repairing and Insuring. In basic terms, the tenant will be responsible for maintaining and repairing their entire demise. In addition, they will also be liable bear the costs incurred by the landlord in insuring the demised premises. Of course. All potential tenants have to provide as much financial information as possible prior to entering into a lease. This will include bank / accountants / landlord’s references and a full credit check is taken upon each individual tenant or company. Unfortunately we cannot guarantee that your potential tenant will not default on their obligations in the future, however, we ensure that all potential tenants either provide a personal guarantee / guarantor or rental deposit .
